It is recommended to read these conditions carefully. Both you and Alvent Holidays will find in them rights and obligations. By making your payment to Alvent Holidays you confirm that you agree with the conditions mentioned below.
INTRODUCTION
The rental of a tourist accommodation is regulated by the Tourism Legislation in force in Catalonia, specifically by Decree 75/2020 of August 4
Alvent Holidays intervenes in the execution of lease contracts between owners and tenants. The reservation and lease contract will always be an agreement between owners and tenants. The rights and obligations of the lease exist solely between those parties. Alvent Holidays acts as a representative of the owners and is not responsible for more than what is related to the provision of the intervention. Alvent Holidays reserves the right at any time to reject guests or to cancel reservations.
The general conditions of the reservation and rental are an integral part of the lease, so signing it implies acceptance of each and every one of its conditions. The fact of formulating a rental request through any medium, emails, web portals for tourist advertisements or other types, the company's website, or directly at the Alvent Holidays offices, also implies acceptance of the general conditions and individuals of each accommodation.

CONTRACT AND PAYMENT CONDITIONS
The reservation will be confirmed by sending the contract the payment of the reservation. The payment of the reservation must be made within a maximum period of 5 days after the contract is sent, otherwise the reservation priority will be lost.
PAYMENTS. Two advance payments are required to be made on our secure online platform:
1st Prepayment of 30% of the rental price when making the reservation
2nd Prepayment of the remaining 70% 15 days before the rental start date.
In case of non-compliance with the required deadlines, the reservation may be canceled automatically, without prior notice and without the right to a refund of the amounts already paid.

Late reservations. When the reservation is made less than 15 days in advance, the Prepayment must be made for 100% of the rental price.
Payment of the tourist tax and extras added after the reservation. The payment of extra services contracted after making the reservation, as well as the tourist tax of Catalonia, will be made on the day of arrival.
Cancellation insurance. We recommend you take out travel cancellation insurance. You can do it, if you wish, on the main page of our WEB.
Booking confirmation. Your reservation will not be confirmed until Alvent Holidays has received the rental prepayment and sent you a confirmation email.
Information. In the confirmation email you will find all the information related to your reservation and the arrival procedure.

RENTAL PRICES AND SERVICES PROVIDED
The published prices of houses and apartments are generally weekly (There may be exceptions). The minimum stay is usually seven nights with arrival and departure on Saturday. Alvent Holidays reserves the right to change prices without prior notice. Longer stays may be agreed, always. The prices include the provision of the fully equipped accommodation, the set of charges inherent to the house, the maintenance and cleaning of swimming pools and gardens. Prices may not include extra expenses such as heating in winter, air conditioning in summer and others such as extra beds, cots, baby seats, surcharges for animals. In no case will hospitality services, change of sheets, or cleaning be provided during the stay in the home.
The rental price includes, in addition to the enjoyment of the property and possible common elements, the following:
•Basic cleaning equipment for kitchen and bathrooms (kitchen and toilet paper, garbage bags, cloth, scouring pad, washing machine and dishwasher soap, and hand soap)
•Final cleaning of the house
•Final laundry of sheets, towels, kitchen cloths.
Also:
•Welcome to the Costa Brava in Catalan, Spanish, English, French or German.
•Instructions for use of the equipment of the contracted house.
•Information on basic services of the population.
•Tourist Information on the Costa Brava.
•List of restaurants selected by Alvent Holidays.
•List of activities and visits selected by Alvent Holidays.
•Emergency assistance telephone number 7 days a week from 08:00 to 00:00.
•Maintenance and organization of repairs.

You can also choose, if you wish, to:
•Crib – €30 (VAT included)
•High chair – €20 (VAT included)
• Pets – When allowed, they will be accepted only upon request and express written acceptance. In case of acceptance, there will be a surcharge of €20 when the accommodation is an apartment and €40 when it is a house. Prices with VAT included.
•Late check in – Arrivals between 20:00 and 24:00 have an additional cost of €30 (VAT incl.)
•Early check in – Always subject to availability.
•Late check out – Always subject to availability and prior written approval.

(Note: These extra equipment/services must be requested in writing. If the request is not made, Alvent Holidays cannot guarantee their availability)
TOURIST TAX
In Catalonia, the Tourist Tax for Tourist Accommodations is €1 per contracted night. This Rate only applies to those over 16 years of age and a maximum of 7 nights. (€7 per person/stay).
This amount is NOT included in the rental price and must be paid upon arrival.

CANCELLATION POLICY
Cancellation of the reservation BY THE CLIENT
The client who wishes to cancel his reservation must notify him in writing, by email.
Date of notification. The date of entry of said email will be established as the cancellation date.
Cancellation fees. Cancellation fees will be calculated on 100% of the rental price based on the date of entry of the client's notification (F.E.N). The % that will be applied to the rental price will be:
•30% When the F.E.N is between 59 and 15 days from the start date of the rental
•100% When the F.E.N is within 14 days before the start of the rental.
If the reasons for cancellation by the client include any justified force majeure that prevents the client from moving, Alvent Holidays will return 100% of the amount paid for the reservation.
Refunds will be made by bank transfer or with the same method of payment when possible.

Cancellation of the reservation BY ALVENT HOLIDAYS
Alvent Holidays reserves the right to replace the reserved accommodation with another of similar characteristics in the event of a serious unforeseen event. In the event of force majeure, Alvent Holidays can cancel the contract by reimbursing the full amount delivered.
If Alvent Holidays is ultimately unable to provide the client with the property they have reserved, they will notify the client by offering them another property with similar characteristics. In case of not reaching an agreement, the amount paid will be refunded.

DEPOSIT IN GUARANTEE
Upon your arrival we will ask you to provide us with the details of a bank credit card as a guarantee of the proper use of the home and its equipment.
Please remember that by accepting our Terms and Conditions you authorize Alvent Holidays to charge the card provided, or to claim you by any other legal means, the amount corresponding to the repair of damage or theft caused to the home, furniture and/or equipment during the contracted rental period, as well as the amount referred to the management costs of any incident caused.
Alvent Holidays will manage the incidents and will notify you of the work carried out and the invoices received. All communication will be made by email to the address that you have provided us.
Upon your arrival at the house, you will have 8 hours to inform Alvent Holidays of any incident or claim that you find and consider appropriate to mention.
You can do it by email (guests@alventholidays.com), WhatsApp, SMS or in person at the offices.
The full deposit will be returned within 7 days after the end of the rental period, after the house has been checked, if the following conditions are met:
•The house is arranged, the furniture is where it was when you arrived and in the same condition in which it was delivered.
•All waste has been removed from the house and no food scraps have been left in the cabinets, refrigerator, oven, etc.
•Dishes have been washed and placed in the cabinets.
•There is no damage to the house or its contents.
If the deposit does not cover the costs of the damage suffered, the additional costs will be charged to the guest.

CLEANING AND PENALTIES
Cleaning services are included in the rental price, however, it does not exempt you from leaving the house in optimal conditions. Otherwise, Alvent Holidays will be forced to penalize financially through the final amount of the deposit.
Said penalty may be the consequence of a poor hygienic state of the house and exteriors, leaving rubbish in the house, theft of sheets and towels, dirty barbecues and fireplaces, dirty gardens and terraces, etc. If the home is not delivered in optimal conditions, Alvent Holidays will be authorized to withhold from the deposit up to a maximum amount of €500 as a penalty. Below you will find the economic details of the penalties.

•Cleaning (up to a maximum of 500 euros)
• Garbage (50 euros)
• Set of towels (30 euros)
•Set of sheets (50 euros)
• Barbecue and Dirty Chimney (30 euros)

How should you leave the accommodation?
In reasonable clean conditions (swept and tidy).
The sheets folded on top of the beds and the towels in the bathtub.
The kitchen must be tidy, with the dishwasher emptied and the dishes clean.
Barbecue and chimneys clean of grease, remains of food and ashes.
You must take the garbage yourself to the containers before leaving the accommodation. Remember: organic, plastic, paper, glass and waste.
In the case of accommodation with board games, we ask you to also leave them in order.

NUMBER AND IDENTITY OF GUESTS
Before entering the property, you must provide us through the application or in person with a copy of the passports or identity documents of all guests, adults and minors.
Alvent Holidays will provide this personal data to the Autonomous Police in order to comply with article 12.1 of Organic Law 1/1992 on the protection of citizen security.
The maximum capacity of each accommodation may not be exceeded in any case, except that the deceased is under 3 years of age. Failure to comply with this regulation will entitle Alvent Holidays to ask the client to immediately vacate the home without the right to any type of claim.

ARRIVAL AT THE ACCOMMODATION
In the confirmation email of your reservation, Alvent Holidays will provide you with the necessary information for your arrival, as well as the exact address of your office, meeting point, telephone number and contact email. Please let Alvent Holidays know your expected arrival time and any other information you deem appropriate.
The check-in time is between 16:00 and 20:00.
They must present themselves at the established meeting point, either at the Alvent Holidays office, the rented house or another meeting point.
One of our representatives will process the check-in procedure with you. If for extraordinary reasons it is not possible for you to check-in within the established hours, you must contact us to establish the arrival time. To verify your reservation, you will need to show upon arrival a copy of the reservation contract with Alvent Holidays and an identification (ID or passport) of the person who signed the contract.
Early arrivals. Keep in touch with Alvent Holidays to study the possibility of receiving you in advance.
Late arrivals. Arrivals are allowed between 20:00 and 24:00 as long as they are communicated in advance. The price of this service is specified in the prices section.

LEAVING THE ACCOMMODATION
The day of departure:
Departures must be made before 10:00 AM. Any unauthorized departure after 10:00 AM may be penalized.
You must bring the keys to the Alvent Holidays office, where a member of their team will collect them for you.
Early departures. If you wish to leave the accommodation outside office hours, you must leave the keys in the mailbox dedicated for this purpose on the front of the Alvent Holidays office.
Late departures. If you wish, express your interest in extending your stay for a few hours. If possible, we will explain how to proceed and if there is any additional cost. If you leave the house later without explicit permission from Alvent Holidays, Alvent Holidays will be authorized to retain a maximum of €150 from your deposit for each extended hour.
Taxi service. If you need a taxi on your departure, inform Alvent Holidays.

PETS
Not all accommodations allow you to bring a pet. Always check before making your reservation.
When permitted, they will be accepted only upon request and express written acceptance. In case of acceptance, there will be a surcharge of €20 when the accommodation is an apartment and €40 when it is a house. In addition, in these cases, Alvent Holidays reserves the right to request an Additional Guarantee to the deposit, in cash and up to €300.

RULES OF BEHAVIOR AND RESPONSIBILITIES OF THE LESSEE
It is essential to respect the night rest of the neighbors between 23:00 and 08:00. Celebrations after 11:00 p.m. are totally prohibited.
Parties are prohibited. The use of the house and its surroundings as an area for the celebration of any type of party is expressly prohibited.
Celebrations. The client undertakes to request an Express Authorization in writing from the Alvent Holidays staff when they wish to hold a celebration with a number of attendees greater than the maximum capacity of the home.
The number of people per accommodation cannot exceed the capacity indicated in the rental contract, not even during the stay.
The use of housing is vacation for your family and companions, and not habitual residence. Nor can its destination be changed, said home may not be dedicated to any kind of business, or sublet rooms, or carry out unhealthy or dangerous activities, or that may pose a danger or annoyance to the neighbors.
Once the stay has begun, neither Alvent Holidays nor the owner are responsible if the client/tenant decides to leave before the end of their stay. No refunds will be made.
In those properties that are part of a community of owners, the internal code and rules that it has established must be respected.
Except for the terrace and/or garden furniture, it is not allowed to remove any element or furniture from the interior of the house from the house or apartment
Breach. Failure to comply with this regulation will give Alvent Holidays the right to ask the client to vacate the house without the right to any type of claim or compensation, or refund of the rent paid.
To prevent the risk of theft, do not leave personal items outside the home and close all doors and windows when leaving the property. The property insurance policy only covers the property of the owner.
During their stay in the holiday home, the tenant will be fully responsible for the leased home, all the furniture and objects that are part of the leased home. In case of damage, you must pay 100% of the value of the object for its proper replacement. This amount must be paid immediately to the lessor or to Alvent Holidays as property manager. In case of not notifying said furniture or material damage, Alvent Holidays will be authorized to use the amount of the deposit.
Failure to comply with the conditions of use and/or departure will lead to the automatic termination of the contract and the loss of the guarantee deposit.
Alvent Holidays reserves the right to annul or cancel the rental in case of reasonable doubt about the possibility of causing serious damage to the property.

LIABILITY OF ALVENT HOLIDAYS
The owner of the accommodation and Alvent Holidays are not responsible for any damage or loss (injury, illness, death, material damage or theft) suffered by the client or his companions, being their entire responsibility for what they must ensure for their safety and security. of your belongings. Neither Alvent Holidays, nor the owner accept responsibility for damages caused by third parties or to other people during the stay.
The use of the pool and all the facilities of the accommodations will be under the responsibility of the client / Tenant and his companions, the client being responsible, exempting the property and Alvent Holidays from all responsibility.
The lessee will be responsible for the keys and personalized security codes that are given to him and may not in any case communicate or lend them to third parties outside his group of companions.
Alvent Holidays, as service intermediary, cannot be held responsible for possible modifications that affect the accommodation or its surroundings, noise, works, power outages, nor for negligence or omission of services attributable to third parties, as well as cases of force majeure or unforeseen setbacks for which Alvent Holidays can respond.
In addition, Alvent Holidays is not responsible for non-reproachable failures in the description of the property mentioned on the website.
